Lakewood Real Estate Market Update: October 2026
Fall is here, and the Lakewood market has settled into a steadier pace than we saw this spring. Here's where things stand, based on the latest numbers for the three months ending August 2026.
By the numbers
Median sale price: about $570,000, down 2.6% from a year ago
Typical time on market: about 21 days, compared with 22 last year
Homes sold for 98.8% of asking price on average, so most sell about 1% under list
The best-prepared homes still go under contract in about a week, close to full price
Across Jefferson County, the number of single-family homes for sale in August was down almost 18% from a year earlier, at about 2.9 months of supply. Condos and townhomes are a different story: 5.4 months of supply and about two months on market.
If you're selling
Pricing it right from day one matters more than it did a year ago. Buyers have room to negotiate, and a home that sits usually needs a price cut later. Clean, well-presented, well-priced homes are still getting strong attention.
If you're buying
A small dip in prices and more room to negotiate is a real opening, especially if you're looking at condos or townhomes. It's worth asking for help with closing costs or a rate buydown.
