Central Park, Denver Real Estate

Central Park, formerly Stapleton, is a large master-planned neighborhood in northeast Denver built on the site of the old airport. It's known for newer homes, dozens of parks and pools, and easy access to downtown and Denver International Airport. I'm Adam Zaitz, a Broker Associate with Compass, and I help buyers and sellers across Central Park.

Central Park market snapshot

  • Median sale price: about $700,000 over the three months ending September 2026, down about 3% from a year ago.

  • Time on market: a median of 26 days, about 10 days faster than last year.

  • Sale-to-list price: about 99.6%, and about 1 in 4 homes sold above asking.

  • Homes sold: about 111 in September, down from 148 a year ago.

What that means: Central Park offers newer homes at prices below many central Denver neighborhoods, and well-priced homes sell close to asking. With more choices than last year, buyers can still negotiate on homes that started too high.
