Denver, CO Real Estate
Denver is a city of distinct neighborhoods, from Victorian Capitol Hill and the bungalows of Wash Park to new townhomes in LoHi and big lots in Hilltop. I'm Adam Zaitz, a Broker Associate with Compass, and my office is in Cherry Creek. I help buyers and sellers across Denver's central, northwest and east-side neighborhoods.
Denver market snapshot
Median sale price: about $597,000 over the three months ending September 2026, up about 5% from a year ago.
Time on market: a median of 35 days, about three days faster than last year.
Sale-to-list price: about 98.3%, so most homes are selling a little under asking.
Homes sold: about 2,080 in September, down about 12% from a year ago.
Price drops: nearly half of homes for sale had a price cut, while about 1 in 5 sold above asking.
What that means: Denver prices are still rising, but buyers have real room to negotiate on homes that started too high. The best homes in sought-after neighborhoods can still go under contract in about 10 days.
