Washington Park, Denver Real Estate

Washington Park, or "Wash Park," surrounds one of Denver's most popular parks, with two lakes, flower gardens and a 2.6-mile loop. Homes range from classic bungalows to large new builds on tree-lined streets. I'm Adam Zaitz, a Broker Associate with Compass, with an office just north in Cherry Creek, and I help buyers and sellers across Wash Park.

Washington Park market snapshot

  • Median sale price: about $2.17 million over the three months ending September 2026. That's up sharply from a year ago, mostly because more large new builds sold.

  • Time on market: a median of 48 days, slower than last year's 30.

  • Sale-to-list price: about 98.7%, so most homes are selling close to asking.

  • Homes sold: about 42 in September, about the same as a year ago.

What that means: Wash Park stays in high demand, but buyers are taking their time at the top of the market. Homes priced right still sell close to asking, and nearly half of listings had a price cut.
