Park Hill, Denver Real Estate

Park Hill is one of Denver's most established east-side neighborhoods, with large historic homes on wide, tree-lined parkways like Montview Boulevard, plus brick bungalows and ranches. It sits just east of City Park, a short drive from Cherry Creek and downtown. I'm Adam Zaitz, a Broker Associate with Compass, and I help buyers and sellers across Park Hill.

Park Hill market snapshot

  • South Park Hill: median sale price about $895,000 over the three months ending September 2026, up 4%. Homes sold in a median of 16 days, and about 1 in 4 sold above asking.

  • North Park Hill: median sale price about $670,000, about the same as a year ago. Homes sold in a median of 23 days, and about 1 in 4 sold above asking.

What that means: Park Hill homes are moving faster than last year, with many going under contract in two to three weeks. About half of listings still had a price cut, so homes that start too high sit, and well-priced ones sell quickly.
