Arvada Real Estate Market Update: October 2026

Arvada is holding up better than most of the metro this fall. Here's the latest, based on numbers for the three months ending August 2026.

By the numbers

  • Median sale price: about $634,000, up 4.7% from a year ago

  • Typical time on market: about 24 days, compared with 23 last year

  • Homes sold for 99.2% of asking price on average

  • The most sought-after homes go under contract in about 6 days, often slightly over asking

One detail worth knowing: price per square foot was down 5.4%, so part of that price gain comes from larger homes selling, not just values rising.

Across Jefferson County, single-family inventory in August was down almost 18% from a year earlier, at about 2.9 months of supply. Condos and townhomes have more choice, at 5.4 months.

If you're selling

Demand in Arvada is solid, but buyers are careful. Homes that are priced well and show well are getting close to full price. Overpriced homes are sitting.

If you're buying

Expect some competition for the best single-family homes. You'll find more choice and more room to negotiate with townhomes and condos.
