6 months before you list

• Get a rough idea of your home's value so you can plan your next move

• Talk to a lender if you'll be buying your next home, so you know your budget

• Start decluttering one room at a time, and donate or sell what you won't move

• Book bigger jobs early: roof repairs, exterior paint, or replacing worn carpet

• Gather records: warranties, permits and receipts for upgrades

3 months before

• Get a pre-listing inspection if your home is older. It's cheaper to fix things now than to negotiate them later.

• Have the furnace serviced, and consider a sewer scope and radon test, since buyers here often ask

• Take care of small repairs: leaky faucets, sticking doors, cracked outlet covers, burnt-out bulbs

• Paint any bold or worn walls in a light neutral color

1 month before

• Deep clean, including windows, baseboards and carpets

• Boost curb appeal: mow, edge, mulch, add a few plants and a new doormat

• Pack away personal photos and extra furniture so rooms feel bigger

• Plan where pets and valuables will go during showings

The week you list

• Professional photos, scheduled once the house is ready

• Open blinds, turn on lights and set the temperature before every showing

• Keep counters clear and the house showing-ready

Updates that usually pay off

Fresh paint, clean carpet or refinished floors, updated light fixtures, landscaping touch-ups, and fixing anything that looks neglected. Big remodels like a full new kitchen rarely return what they cost right before a sale.
